For Building Owners & Franchisees

Every rooftop on your P&L.

HVAC always costs you money. Weather, humidity, traffic, and age all push that cost up. PulsAIO measures every rooftop individually — so you can see exactly where expense is accumulating, and attack the waste you didn't know was there.

The Core Idea

Traditional HVAC lives as a single line item. We built PulsAIO to change that.

On most franchise operator P&Ls, HVAC appears as one number per month. When that number is high, the standard response is “HVAC is expensive” — followed by some combination of arguing with contractors, deferring repairs, and hoping the units hold together.

We built PulsAIO because one number hides everything that matters. Your building doesn't have a single HVAC expense. It has three, four, five individual rooftop units — each with its own efficiency, its own wear, its own waste. A single line item can never show where the cost is actually going, which means you can never target it.

PulsAIO turns every RTU into its own line on your P&L. At any moment, you see:

  • Which units are running at baseline — no excess cost
  • Which units are burning money above baseline, and exactly why
  • Which repair would recover that expense, how fast, and by how much

That changes three things about how you run your buildings: decisions become specific — a $450 repair is easy to approve when PulsAIO shows it saves $820 a month. Accountability becomes specific — when a unit underperforms, the reason is measured, attributed, and fixable. Capital planning becomes specific — you know exactly which units are approaching end-of-life, with documented performance history behind every replacement decision.

Why We're Not Like the Others

Most HVAC platforms profit from something going wrong for somebody.
We profit from helping you mitigate expense — every month, every year.

There are many companies in the commercial HVAC technology space. Every one of them is built on a business model. The question worth asking is: whose outcomes does that business model reward?

Some platforms take your savings. We don't.

Some platforms take over your utility bill in exchange for a long-term contract. You get a lower bill today; every efficiency gain for the next 20 years belongs to them. PulsAIO charges a flat monthly subscription. You own the equipment, you own the contractors, and you own 100% of the savings. At a typical 3-RTU site, documented value runs 2–3x the subscription cost — and the ratio holds across site sizes. You keep the difference, year after year, as long as the units are running.

Some platforms tax your contractors. We don't.

Some platforms charge the HVAC contractors who service your buildings $200 to $400 per truck per month for dispatch software. That cost flows back to you through higher invoices. PulsAIO is the opposite: we charge you directly and give every certified contractor the full platform free. They pass no software overhead through to you. You get lower invoices and better-equipped technicians.

Some platforms sell dashboards. We close the loop.

Some building-analytics platforms charge $500 to $2,000 per site per month for monitoring. They show you the problem. Nobody fixes it. PulsAIO dispatches the certified contractor, hands them the diagnostic before they climb the ladder, watches sensor data to verify the repair held, and logs everything to your System of Record. The loop actually closes.

Some platforms monitor one brand. We monitor all of them.

Some platforms monitor only the manufacturer that built them. Your portfolio has mixed brands. That means three or four separate dashboards, three or four separate logins, no unified view. PulsAIO is brand-agnostic. One platform. One aiRon. One P&L view. Every rooftop, every manufacturer.

Some platforms depend on someone typing. Ours captures itself.

Traditional work-order software depends on contractors or facility staff manually logging every repair. They almost never do — which is why most building maintenance histories are thin, gap-filled, and unreliable. PulsAIO's System of Record captures itself as a byproduct of aiRon check-ins. Nothing to type, nothing to forget. The contractor cannot close a work order without the record being created.

The Math

Six ways PulsAIO cuts your HVAC expense.

Every claim below is sourced to DOE, ASHRAE, PNNL, ENERGY STAR, or published benchmark research. The percentage claims are what scales — they hold across any commercial building that runs on rooftop HVAC. The dollar figures are worked examples for a typical 3-RTU site; your actual numbers depend on geography, humidity, traffic, equipment age, and usage patterns. We'll prepare a specific estimate for your buildings in the demo.

What Comes With You

Your subscription funds more than software.

A dashboard by itself does not fix a refrigerant leak, extend equipment life, or cut your utility bill. The contractors on your roof do that work. We built PulsAIO's business model around that fact.

Every certified contractor working on your buildings gets the full PulsAIO platform free. No subscription for them. No per-truck fees. No revenue share on their invoices. What they get:

  • Live sensor data on your rooftops, on their phone, before they climb the ladder
  • aiRon as a diagnostic copilot — 40+ years of commercial HVAC experience, reviewed by Ron Snider personally
  • GPS workflow tracking so you know when your contractor arrived and left
  • Parts lookup, service history, and verification that every repair held
  • Preferred dispatch from PulsAIO customers in their service area

We fund all of that out of your subscription. In return, we guarantee the contractors touching your equipment are certified, equipped, and aligned with the outcomes you care about — not someone else's software budget.

The result: your invoices are lower, your repairs hold, and your contractor network gets better over time instead of worse.

Proof in the Field

What a 10-site QSR portfolio in Houston found when PulsAIO looked at their rooftops.

A multi-location QSR operator in the Houston metro area — 10 restaurants, 35 rooftop units across mixed brands — came to us looking for visibility across their HVAC spend.

Like most franchise operators, they had the equipment invoices, some of the energy data, and a general feeling that HVAC cost too much. What they didn't have was a way to see which specific units were driving the cost.

What PulsAIO found after 90 days of continuous monitoring:

~20%
of baseline HVAC spend was waste — inefficient operation, short-cycling, drift from commissioned setpoints
This portfolio: 901,500 kWh, $81,135 avoidable
~80%
of identified waste recovered in year one
This portfolio: $64,908 recovered; balance in progress
Month 8
break-even across the full portfolio — pilot-stage ROI, even before PulsAIO's long-tail value categories compounded
This portfolio: ~$6,500/site year-one recovery

The percentages are what travels: PulsAIO typically finds 15–25% of baseline HVAC spend is recoverable waste on existing commercial portfolios, and 60–85% of that waste is recoverable within the first year as repairs are authorized. The specific dollar figures will vary based on your electricity rates, climate, traffic, and equipment condition — but the proportions hold.

The operator is expanding PulsAIO to additional locations.

The Intelligence

Meet aiRon — the hardest-working employee at PulsAIO.

aiRon works with everyone at PulsAIO. Technicians on the roof ask aiRon for diagnostic help. Certified contractors ask aiRon for the service history on a unit they've never seen. And owners — you — ask aiRon the questions that matter to the P&L.

Things owners ask aiRon

How much did HVAC cost me at Store #4127 this month? — Real answer, broken down by unit, with the repairs driving the number.
Which units across all my locations are closest to end-of-life? — Ranked list with documented performance history and recommended replacement timing.
What repairs should I authorize this week? — Priority-ordered with expected payback, including which ones aiRon recommends deferring.
What's my energy trend across the portfolio? — With the specific units driving the trend.

aiRon never retires, never takes a lunch, and gets smarter every day. Every piece of knowledge in aiRon's library is reviewed and validated by Ron Snider personally — so the answer you get is the answer Ron would give.

Questions We Hear Most

Things owners ask before signing up.

What does the subscription include?
Everything — sensors, installation, platform access, unlimited aiRon, the Certified Contractor Network, updates, and data storage for the life of your subscription. No add-on fees, no markup on contractor work.
How long does installation take?
A typical 3-RTU site installs in one visit, usually 3–4 hours per site, with no HVAC downtime. You're operational the same day.
Do I own my data?
Yes. Your data is yours. If you leave PulsAIO, you can export it. We retain nothing you haven't consented to share.
What if I switch HVAC contractors?
PulsAIO is contractor-agnostic. When you change contractors, your service history, equipment records, and repair documentation stay with PulsAIO — which protects you from contractor lock-in.
Do I have to use PulsAIO on all my locations?
No. You can start with one site, a region, or a specific store count. Most operators start small and expand as they see results.
What if I cancel?
No lock-in, no termination fee. Standard 30-day notice. You keep your data exports, and we keep your records accessible for 180 days in case you come back.
Multi-site pricing?
Volume discounts on the base fee start at 4 sites (10% off), then 11 sites (20%), 26 sites (30%), and custom pricing at 51+. Per-RTU pricing stays constant across all tiers.
What equipment do you support?
All major commercial HVAC brands — Lennox, Carrier, Trane, York, Daikin, and others. Brand-agnostic from day one.
Who sees my financial data?
You do. Your team does, if you authorize them. Your contractors see only the work-order information relevant to their dispatches. PulsAIO does not publish or share your financial performance data. Ever.
What if I already have a building automation system?
PulsAIO integrates with Unity Controls today, with BACnet/IP integration on the near-term roadmap. We layer on top of your existing BAS, not replace it.
Are there long-term contracts?
No multi-year lock-in. Month-to-month or annual, your choice. Cancel anytime with 30 days notice.
